Looking back at 2024

In terms of prices, real estate on the French Riviera once again showed its strength in 2024, with a limited 5% decrease in prices for both apartments and villas.

The number of sales experienced, however, showed a more significant decline, around 20% across the French Riviera.

This decrease varies in intensity depending on the city.

In May 2025, Se Loger magazine wrote: "The recovery was slower than expected," mentioning "a timid spring". From our perspective, the 2025 real estate market on the French Riviera is stabilizing at 2024 levels despite a slowed and cautious market.

What explains this situation?

International geopolitical instability affecting buyer and seller confidence. The French political climate divided into three groups, making major decisions difficult and slowing reforms. The appointment of a new prime minister has created a wait-and-see situation: investors are seeking more clarity. A tense national economic situation (high debt, significant deficit), generating caution and concern among investors. As Brexit cooled some foreign investors, France may experience a similar effect if political uncertainty continues.
