The San Margot building is located 350m from the Gare des Bosquet, which connects to the center of Cannes in 2 minutes. It is less than 600 meters from the seafront, less than 800 meters from the city center, and in the immediate vicinity of shopping malls, several centers of higher education and a sports and water sports complex: this location makes it ideal for rental investment.

The San Margot building is currently being refurbished. The 320 m² living space (373 m² floor area) will be divided into 10 new apartments from T1 to T3 for delivery in Q1 2024.

The exterior of the building will be renovated: facades, roofs, joinery and moldings will be refurbished to preserve the building's bourgeois charm.

The city of Cannes is well-suited to a number of rental markets, including student, seasonal, convention and tourist. For this program, gross profitability ranges from 5.6% (students/tourists) to 10.3% (average full Airbnb yield).
